How You Respond To Buyer Feedback Will Determine How Fast You Sell Your House

We all get the same questions from our clients, "how did the showing go?", "What did they say?".  It's all for nothing if they do not respond to the feedback, positive or not.  I think this was a great post,

Your response to buyer feedback will determine how fast you will sell your house.  Your house is a product for sale, and when buyers look at it and criticize it, you can't take it personally.

Karen Fiddler, a Realtor in Mission Viejo, California, wrote a great post this morning about agents calling for feedback on their listings.  I think Karen has a great message here.

If you can't handle the answer, then don't ask the question!

More importantly, from a home staging viewpoint...use the information you receive from agents after a showing to make your product more appealing to future potential buyers. 

Don't consider negative feedback a personal attack - consider it valuable insight and use that information to improve your property.  Correct the problem so it isn't an issue for the next potential buyer.

The best way to avoid negative feedback is to have your house "show ready" prior to listing.  

 A consult with a professional home stager will:

  1. Give you all the information you need to get your product market ready
  2. Spare you the negative feedback from potential buyers
  3. Decrease your odds of facing multiple price reductions

The negative aspects of your house will get addressed one way or another.

It will cost you a lot less to address the negative with a stager rather than a buyer.

I caught a quick glimpse of this big guy on Blackwater Road in Rochester New Hampshire yesterday, Thursday, October 21st.  I was on my way into the office, on a back road and saw this big Bull Moose grazing in a large pasture on the side of the road. 

At first glance I though it was a horse from the adjacent farm.  I quickly stopped my truck and backed up to take a second look.  Sure enough, it was a large Bull Moose.  If I had to guess, he was probably around 7 to 7 1/2 feet tall and about the length of my Chevy Trailblazer.  He was a big one!!!

I had seen several moose in the wild in the past, just not close to where I live or work.  Rochester is one of the largest cities in the Seacoast region of New Hampshire, and encompasses 48 square miles of rolling hills and rivers.  With a diverse landscape, it's the ideal setting for wildlife like the moose I saw.

Just another reason I love living where I do!

What was it like your first time?

What was it like your first time?

 

My first time I was scared, nervous, sweating, anxious, and had no idea what I was getting myself into.  I was told by everyone I was making the right decision, everyone was doing it, it was now or never.  However, I still had my doubts.

nervous homebuyer  For me, it was a scary time in my life.  I was 19, just left school, and was really "out on my own" for the first time.  Buying my first home seemed like the next thing to do.

I had done the research, so I thought!  Made the appointments to see the houses, lined up my finances, the next logical thing to do was just buy the place, right?  Little did I know it was not so easy.

Let's roll back a few years.  It was 1999 and I had just finished college.  I was running a restaurant and making tons of money.  "It should be easy to buy a house, right?"  Well, yes and no.  There were houses for sale, and many within my price range, however, most of them needed extensive work, and houses were selling within 30-45 days on the market.  When I felt comfortable with one, it was gone before I knew it.

I finally settled on a duplex in a small town called Somersworth NH.  I grew up in Somersworth, so it seemed logical to purchase rental property there.  I still knew tons of people in town, so if I needed tenants, I could get them anytime, and if I need help with issues, I had tons of friends in construction.  What I didn't have was a friend that knew how to be a landlord!

I thought it was going to be all "fun and games".  I would own the house, I would live in half, and the tenants would live in the other half.  I would charge enough rent to pay my entire mortgage, and all I would have to do every month was just collect a check!  SWEET DEAL!!!!!  Wrong!  There was so much more than that, and I was ignorant to all of it.

Long story short, my first time was a roller coaster.  Full of ups and downs, tons of questions, and answers.  What I didn't have at the time was someone that had the answers.  A go to person, who if I needed, was there to answer my calls, steer me in the right direction.

It's now, as a Realtor® that I realize how important it was, and now more than ever, IS, to have a good Realtor® on my side, to guide me through the process, answer my countless questions, and ease my worries when things went wrong.

I've made a move to a new company

As the title has stated, I have made a move to a new company! 

A move I had been contemplating for quite some time now, I felt this was the time to move.  I had been with the Century 21 system for almost 7 years and loved what it offed with brand recognition and public awareness.  The system and technology just did not fit my needs anymore.

This week, on Monday I made my move to Avalar Advantage Real Estate.  Located in Rochester New Hampshire, Avalar is a new company to the area and brings a fresh, and innovative prospective to real estate.

Avalar Advantage Real Estate was formed this year by partners Ryan Thomas, and Ansel Crombleholme II.
